A home inspection is a necessary part of the buying and renting process. It’s the homeowner/landlord’s last opportunity to identify any significant problems with the property before purchase. It’s also a chance for the landlord or prospective buyer to have any identified deficiencies or defects corrected before closing.
During an inspection, a certified professional will review the property’s condition, inside and out, looking for issues that need to be addressed. This process takes an average of 3 hours to complete. They will then generate a detailed report outlining their findings and recommendations. However, not every single component of the home is required to be inspected and tested during a property inspection.
So, what is included in a home inspection report? Here’s a breakdown of what you can expect.
Section 1: Foundation, Basement, and Under-Floor Area
In this section, the inspector will look at the condition of the property’s foundation. They will check for cracks, water damage, and any other signs of instability.
In most cases, the inspector is not required to do a complete assessment of the property’s foundation. For instance, the inspector is not required to determine the size, spacing, location, or adequacy of foundation bolting/bracing components or reinforcing system, determine the composition or energy rating of insulation materials, energy rating, or inspect for termites. These evaluations require specialized equipment and competent certified/licensed professionals in this specific field of work to assess.
Section 2: Exteriors
The inspector will look at the exterior walls, doors, windows, and roof for any signs of water damage, cladding deterioration, or cracks. They will also inspect Surface grade, decks, porches, patios, balconies, and stairways. Determining if ASTM standards are met or drowning preventive features are installed, decorative features or other exterior features are not typically inspected during a standard home inspection.
Section 3: Attic Area and Roof Framing
The inspector will check for proper attic insulation, ventilation, and roof framing in this section. The inspector is not required to check mechanical attic ventilation systems or components – as these require special training and equipment.
Section 4: Plumbing
The inspector will check all visible plumbing signs of leaks, corrosion, or other damage. Yet, they are not required to test the underground piping leading to the house or examine any hidden pipes or drains.
Section 5: Electrical System
The inspector will check all visible wiring and electrical components for signs of damage, corrosion, or other defects. However, they are not required to test the underground wiring leading to the house or examine any hidden wires or electrical components.
Section 6: Building Interior
In this section, the inspector will look at the interior walls, ceilings, and floors for signs of water damage, mold, damage/deterioration, or other visible deficiencies. They will also check for the Absence of smoke and carbon monoxide alarms. They are not required to inspect the security system or any other add-on features inside the home.
Section 7: Fireplaces and Chimneys
Finally, the inspector will check the condition of the fireplaces and chimneys for any visible signs of damage, blockages, or other defects. Yet, they are not required to test these features for safety or operability.
